AI disclosure
How AI Tyler works.
AI Tyler is an educational assistant built on Tyler Bair's approved real estate curriculum. It is not Tyler, it is not a licensed professional, and it is not a general-purpose chatbot.
The rule everything follows
BUFF educates. A client's licensed representative advises.
BUFF is an educational platform. It is not a transaction management platform, and it never provides individualized guidance that could interfere with an existing agency relationship.
Where answers come from
A fixed order of sources.
AI Tyler works down this list. It never skips ahead, and it never presents one kind of source as another.
- 1
Approved BUFF Knowledge Modules
Written and approved by Tyler Bair. This is the first and primary source for every answer.
- 2
Approved BUFF Situation Playbooks
Twelve founder-approved game plans for specific circumstances, used the same way.
- 3
Approved site content
The published pages of this site, including the Buying and Seller Systems.
- 4
Current public information
Only where a question genuinely depends on something current — and always with the source and its date shown alongside the answer.
- 5
A plain refusal
When none of the above supports a responsible answer, AI Tyler says so and points you to the right professional. It does not guess.
What AI Tyler will not do
These are refused in every mode, whether or not current public information is available. Access to the internet expands what AI Tyler knows. It never expands what AI Tyler is allowed to advise.
- Negotiation strategy
- Contingency decisions
- Appraisal responses
- Inspection decisions
- Contract advice
- Transaction management
- Deadline management
- Valuing a specific property
- Legal, tax, lending, or appraisal advice
- Advice about the transaction of someone who already has a representative
Citations and accuracy
Every claim drawn from current public information is shown with its source and, where the source publishes one, its date. BUFF knowledge is cited by module or playbook. If a citation cannot be produced, the claim is not made.
AI answers can still be incomplete or out of date. Verify anything that matters with the relevant professional before you act on it.
The information provided by BUFF is intended for educational purposes only and should not replace the advice of your own licensed real estate professional, attorney, lender, inspector, or other qualified advisor.
AI Tyler provides general educational information and does not replace legal, tax, lending, inspection, appraisal, or individualized brokerage advice.
If you already have an agent
Tell AI Tyler and it switches to Educational Mode: general education only, no transaction-specific suggestions, and no offer of representation. Your professional advises you. We explain how the process works.
